Keaton Beach Area - $9,000 - Last Chance!

Our circumstances have changed, and we are moving to Texas this summer. Therefore, my unimproved lot near Keaton Beach is for sale.
It is a 1-acre lot in Adams Beach Oaks subdivision, and the lot is #ABO-B5 (see plat below).
Last year, the property taxes were $160.48. There is also a $50 annual "HOA" fee for maintenance of the private roads in the subdivision.

BOTTOM LINE PRICE - $9,000!!!!!

It's a sketchy sand ramp if I remeber correctly. You'd have to hand load on low tide if you could even get in and out.

Yes, it is a sand ramp. You could launch a Jon boat or a ghenooe there, but not much more I'd think. It is definitely tide dependent.

Thanks for the well-wishes. Never thought I'd be looking at a move at this point in my life, and it is definitely starting over after 17 years with VSU. I've got a great opportunity, though, and I'm thankful for that! It's just too far from the salt - in Wichita Falls, 2 hours NW of Dallas... almost Oklahoma.

It's a good deal. I found 6 comps from the last 18 months between $9,500 and $15,000.
A good realtor should get you more than $9,000.
