I almost bought that lot about 10 years or so ago. They were asking $10,000. That was double what the rest of the lots were selling for then, so I passed it up. What a mistake.Ron Wilson wrote:Another good post, CS. Thanks for sharing. I rent the lot at the corner of Yates Creek road (when you turn left to go to the ramp). It's the camper on the right. The lady who owns the lot has put some work into it. Not sure what it would go for in today's market. My guess is it's priced higher than some of the other lots I've seen listed in that area. It does not appear many are moving very fast.

It has slowed way down out there. For a while about three years ago, one acre uncleared was selling for $48,000. I've seen them advertised lately for $27,000. The one your renting back then was advertised for $10,000 cleared, with a well already on it. Most of the others uncleared were going for $5,500.
I paid $6,000. for mine 10 years ago and all my family around Perry laughed at me for paying too much. Had a chance to buy the ones on either side for the same price, but turned it down. (foolish on my part in hindsight.)

9 Lots in the area, on that side of the Beach Rd. have sold since 2009. The vacant lots have ranged in price from $4,200 to $28,000. ($28,000 was cleared, $4,200 was not, but some uncleared lots sold for around $15,000) Not many lots are selling, and the ones that are selling seem to be all over the place as far as price is concerned. This market is crazy. From what I can tell, you can sell a lot for anything you want, as long as you're willing to wait for someone with enough money to come along.
