I couldn't find the landing rd. Is the property on the N or S side of FFR and E or W of the river?

Its definately on the east of the river to be in Leon county but I'm not sure if its the north or south side of hwy 12.

It's on the North side of FFR and east of the river. Looking at the aerial you posted, the property extends from the road, north up into that crook in the river you see. It's eastern boundary extends north from FFR to that southernmost bend in the river. I gathered that from the Leon County property appraiser's website.

We have a contract and until 11:00AM tomarrow (12/28) to accept it. The property has still not been listed in MLS.
The property makes up the Northeast of the river/road intersection. River Ridge / Turkey Run Plantation is to the South, Rosebud Plantation is to the West, a Georgia timber company is to the North, and River's Edge Subdivison is to the East.
The original (before Hwy. 12) Fairbanks Ferry Rd. runs through the property east/west and makes up the main interior road. It ends at the river with the old ferry landing.

I don't see any businesses being advertised Wadey. It looks to me like a person selling some land. Am I missing something?

Ahhh so your my neighbor across the river.....I own the property that is across the river... that's for sale for $18K PER AC ......it is another "investment" I have it listed for way over market just so the "boss" (wife) stays happy!! But if it helps it was just appraised last Feb. for $13K per AC. So your price is well below market...How much of yours is above the flood plain?

The closing is now tentatively set for the end of the month. However, we are now open to back up offers and our other project has run over budget. We are now listening to other offers but the bottom line is now $349,800, still a steal. I will send those of you that wanted some more info exactly that.

An uplands/wetlands study done at the time of the appraisal, I'll find those #s when I get home. It was more uplands than you would expect from river front land. The only low areas are really just the sloughs and oxbows along the river.

"Our agent" tried to pull a fast one on us and failed to close. The deal is off, the property is back wide open. We are looking at some options now and will probably have it listed within a few days. I apolgize for going back and forth a little bit but there was a bunch of "funk" going on. Everything is now back at square one.
