I have stayed at a private house in Steinhatchee several times. You can not beat the location and the house is perfect with private dock near the river entrance. Huge deck is great for watching sunsets, and watching all the boats beat you to the flats the next morning as you nurse a big head from the excess libations during and after the sunsets. House is called Flamingo Villa and you can access the website via the Steinhatchee web page. Sleeps 8-9 and is top notch. Owners are great.

Red roof house near Roys.

Salt Works Cabins on Cape San Blas are great in scallop season. Not really set up for boats, but wade fishing on high tide ain't bad. And you're across the street from the surf and up the road from the state park.
