Why in the heck can't a marina be profitable at Keaton Beach. It was a shame to see it closed and fenced up when I was down there yesterday. I would think that a nice marine/restaurant would do very well. Seems crazy to me.

I just looked at it on the map, I have never been there, but considering how far it is from civilization, probably explains why it hasnt performed well. I like my out of the way places too, but unfortunately to make a profit and stay afloat you got to have traffic.

Believe they want 4 mil for it if anyone is interested.

I don't think there is anyway you could make those payments and be profitable. It was family owned for years and that kept the cost down. Then the Country put in the ramp that cut down on revenue. Since it has changed hands, the lease got way more expensive. Of course, I don't see why the owner doesn't reduce the lease just to get some money flowing and have it as a viable business to sell.

If i'm not mistaken, a paper company has owned it for years... leased it to SeaHag and they chose not to renew due to increased leasing cost. Marina's in general are a tough business... add in all the licensing, regulatory stuff with having fuel and you could see it would get expensive in a hurry. Keaton just does not have the foot traffic like Steinhatchee... and even they are a ghost town for 4-5 months out of the year.
